Mindspace REIT Acquires 8.1 Lakh Sq. Ft Hyderabad Office Complex for ₹512 Crore

Mindspace Business Parks REIT has acquired an 8.1 lakh sq ft office campus in Hyderabad’s Financial District for ₹512 crore, its first-third party asset acquisition outside the portfolio parks.

This transaction involved an SPV called Horizonview Properties Pvt Ltd, whereby Mack Soft Tech Pvt Ltd (the holding company of the office asset known as ‘ Q-City’) was acquired in full equity. The property will undergo rebranding and will be called The Square, 110 Financial District.

With this acquisition, Mindspace REIT’s footprint in Hyderabad now exceeds 16 million sq. ft, further adding to its already commanding presence in one of India’s hottest commercial markets. Hyderabad is home to a flourishing GCC ecosystem with over 350 global centres and a rapidly evolving talent pool of tech and BFSI.

“Today marks a landmark moment in our growth journey ever since inception,” said Ramesh Nair, CEO and MD, Mindspace REIT. “With Madhapur and HITEC City nearing capacity, demand is shifting westward. This acquisition places us at the centre of that growth.”

The property was secured at an 11.6% discount to its independent valuation and offers a 9.9% capitalisation rate—signalling a disciplined capital deployment approach aimed at long-term value creation for unitholders.

The REIT’s overall portfolio has now expanded to 37.9 million sq. ft, 30.8 million sq. ft completed, 3.7 million under construction, and 3.4 million reserved for future development. Mindspace REIT currently operates across key Indian cities including Mumbai, Pune, Hyderabad, and Chennai, with a portfolio of five integrated business parks and seven standalone office assets.

This acquisition positions Mindspace REIT to capitalise on the growing demand in Hyderabad’s Financial District, where institutional-grade office supply is scarce and investor interest remains high.
