Northwest Hyderabad was the city’s real estate zone hub in 2024, with property transactions amounting to a staggering ₹71,926 crore the highest among all zones.

It is complemented by the strongest micro-markets such as Miyapur, Manikonda, Serilingampally, Tellapur, Madhapur and Narsingi, which keep producing high demand from end-users and investors alike. The site is attractive due to its proximity to Hyderabad’s IT corridors, favorable social infrastructure, and improved connectivity in the form of proposed metro rail connectivity.

The location has seen a wave of residential and commercial launches to cater to the surge in demand. There is a wave of developers riding the current location by providing a range of price apartments along with luxury gated residential projects, thus catering to a large set of buyer segments.

Experts say that the region’s high performance is a result of its potential to harmonize luxury and affordability projects and thereby appeal to first-time buyers as well as long-term investors.

“Northwest Hyderabad has the right balance of price, infrastructure, and futures.”. With continued investments in infrastructure, especially transport connectivity, the location is destined for steady growth,” a local real estate expert observed.

Government-funded infrastructure projects are also observed by insiders to contribute to the enhancement of purchaser confidence. With additional road widening, flyovers, and civic amenities in the offing, northwest Hyderabad is set to maintain its top spot in the city’s realty space for the long term.

As Hyderabad continues to augment its position as a business and technology center, northwest areas will remain the focal point of real estate activity that will contribute significantly towards the economic development and urbanization of the city.
